As we started to see from last months statistics report the number of active listings is increasing, although we are only now just about at last years numbers and still less than in 2020. Sales are on the decline and still below the numbers we were seeing last year. However, when compared to the median price for last year we are still higher, although in Nanaimo we are not seeing the month on month increases that have been common place over the last couple of years. In Parksville/Qualicum the median prices are still on the rise but sales are approximately 20% down on last year.

Nanaimo is seeing a change as the inventory levels increase so we are finally seeing more single family homes for sale then the same month last year. Parksville/Qualicum still does not have enough inventory and has approximately 30% fewer homes for sale then last year.

Median prices are still approximately 20% higher in Nanaimo but if inventory levels do continue to rise there is a good chance we should start to see prices level off, especially when you factor in the mortgage interest rate rises, the increased cost of living and buyer fatigue from dealing with this real estate market.
