Nanaimo home sales decreased 10% in December 2015 when compared with December 2014. The average sale price increased 4%. The median house price was $397,000.
Parksville/Qualicum home sales decreased 12% in December 2015 when compared with December 2014. The average sale price decreased 4%. The median house price was $399,500.

Synopsis
In Nanaimo for December 2015 there were 252 active listings of single family freehold homes and 185 in Parksville/Qualicum.
The graphs below are for Nanaimo and show the average sold numbers and average sold price since January 2012 and the annual average sold numbers and price since 2009 (single family homes only.)
The following graph shows the % difference of the housing price index (HPI) from the same month 12 months ago. It is split into the different sub-areas and is for single family homes.
As we proceed into the New Year we can see from the figures that 2015 was a busy year with increased sales and that prices are continuing to climb. In previous years the market has been fairly balanced with a slight bias towards buyers but over the previous year we have seen this change so the bias has moved in favour of sellers. We will see what 2016 brings but if interest rates remain as low as they have been and inventory levels stay low then this trend of increased sales and price should continue in the same direction.
